When a lease ends and a tenant stays month-to-month, rent can’t just be raised to “market.”
Under Arizona law (A.R.S. § 33-1375(B)), the only lawful rent increases are those:
Already defined in the lease (like returning to the un-concessed rent), or
Properly noticed to the tenant at least 30 days in advance.
If it’s not in the lease or in a written notice, it’s not enforceable.
📈 “Market rent” means nothing unless you’ve made it real — in writing.
